Tip 1 - Set A Reasonable Asking Price
Make sure you are realistic about your asking price, do some research on-line for similar properties, ask neighbours and best of all get several Estate Agents round to do a free valuation. This will give you a more accurate idea of the market value of your property.
Tip 2 - Go It Alone
Go it alone on the web. Advertising your property privately on-line could save you thousands of pounds in Estate Agent fees. You will have to be prepared to do slightly more work because you are effectively taking on the role of the Estate Agent. If you are worried about this, ask yourself the question. What do Estate Agents actually do?
Tip 3 - Be Discrete
Don’t give out personal information over the internet, for example you should never broadcast:
- Your family telephone number
- Household security details
- When you won’t be at home
- That you will be on your own
Tip 4 - Timing Is Everything!
Arrange a time that is suitable for you! Most people will work around this or a compromise may be needed. If your property has a striking feature that needs to be appreciated in daylight make sure the viewing times reflect this.
Tip 5 - The Viewing
Most importantly never conduct the viewing totally on your own, at least let a friend or neighbour know. Remember not to let the prospective buyers out of site, treat them as you would a complete stranger.
Tip 6 - Follow Up
Follow up a viewing with a courtesy call or e-mail to ask what they thought of your property. If they don’t like your property don’t be offended, ask them why? Remember criticism often provides useful information that could help you to sell your home.
Tip 7 - Say Goodbye
Once somebody agrees to buy your property, it’s time to get the solicitors involved. This can be expensive, just as well you have saved yourself thousands in estate agent fees! You may occasionally need to chase the buyers for information, solicitors can be slow to do this so make sure you keep in direct contact with your buyer.
